- $434
- Amount drawn
- $50,000
- Mortgage balance$280,000
- HELOC drawn$50,000

How the heloc calculator works
Available credit = home value × maximum combined loan-to-value (CLTV, typically 80%–85%) − current mortgage balance. During the draw period payments are usually interest-only; afterward they amortize over the repayment term.
Example
Using the default inputs (Home value: $500,000; Mortgage balance: $280,000; Max combined LTV: 85%; Amount you plan to draw: $50,000; HELOC rate: 8.5%; …), the calculator returns maximum heloc of $145,000. Change any field above to see your own result and charts update instantly.

Frequently asked questions
Are HELOC rates fixed?
Most are variable and tied to the prime rate, so your payment can change. Some lenders offer fixed-rate conversions.
What happens if I cannot repay?
A HELOC is secured by your home, so default can lead to foreclosure. Borrow only what you can repay.
